Things to check out while buying a new flat


Buying a flat is a one time event for most of us.  So, have to be very careful selecting one. 

Few general suggestions are:
============================
- Check for various flats in the locality and note down the Sq Ft Area Vs Price Vs amenities provided Vs Bank providing Loan etc.
- Ask for each and every detail like land owners, no.of flats, no.of floors, Govt approvals, EC, Water supply, Power Back up, Bore well.  Do not be hesitatant at all.  Get the documents verified by a lawyer mandatorily.
- It is quite common that the builder/developer lures you.   Do not take a decision then and there and pay  advance.  Ask for a day or two to think. 
- Most of the times builder/developer try to sell non-vasthu flats first.  Act smart and he would end up saying,   those who booked haven't turned up; so, now its vacant etc.
- Check the construction history of the builder/developer.  No.of previous projects under taken and completed, time-lines, construction quality, built up area, amenities promised and provided.  Do not rely on any websites, visit the apartments personally and rate your selves. 
- If it is the first venture, be extra cautious.  At-least in Bangalore, I have known builders/developers delaying the projects by more than 1.5 years.  This will affect your financial status to a great extent.
- Builder/developer is one who acts as your closest friend until he gets all his money and then shows his true colors later.  Beware.
- The last and very important suggestion - bargain..bargain and bargain.  You don't lose anything by asking but if the builder/developer accepts your price, it's a jackpot.

Finance:
========
Few inputs on financial front :
Loan Eligibility = 48 * Monthly take home (monthly take home is the final amnt after all loan, tax, pf deductions)
Bank Loan = 75% of total amount (unmaried) and 80% of total amount (married)
Registration cost = apprx 8% (per new slab it is less than 8%)

Assuming the total flat rate including aminities is 25L and take home per month is 40000
Let us calculate
Loan Eligibility = 48 * 40000 = 19,20,000
Bank Loan = 75% of 25Lacs = 18,75,000
Since you're eligible for 18.75L, loan will be sanctioned.
Registration cost = 8% of 25Lacs = 2,00,000
Amount individual to pay from hand = Total Cost (minus) Loan Amount (plus) Registration Cost = 25L-18.75+2L=8.25Lacs
Bank also gives loan amount for wooden work.  It is 75% of the quoted amount.  This is excluding the above 18.75L sanctioned already for the flat.  
To avail this loan, you will have to submit a quotation to the bank and start the furniture work or can buy directly from the store and submit the bills.  They verify the same and sanction in fort-night time.
Concluding, you will spend at least 10Lacs from hand.  Since this is not all at once, might not over burden you much.


Interiors/Wooden Work :
=======================
This is another crucial part of the flat.
You will need to visit several flats to get an idea.
It mostly depends on the quality of the wood used.  So, do not compromise.  Complete flat 'look' is in their hand.
Builder most of the times has tie-ups and will propose to go with them.  Again, do not accept with out checking his previous assignments.  Do not go by the model flat shown.  Remember, a model flat furniture would always be a model flat.
Sit with designer and get the diagrams, think how they would fit in.  
Once the design is finalized, ask for the wood material, lamination, polishing, type of steel racks for cutlery unit in kitchen and weigh against the price quoted.
Remember to pay visit to the flat atleast once every day during the wooden work phase.  If not, the design and the result variation might be huge.

Conclusion :
============
When the furniture work is done, go for the painting as the last coating.  Take care to cover the furniture with paper (the painters do this normally, safer side, you too advise them). 
Once this is done, try to occupy the flat asap.  You may say the construction in the apartment is still going on and only few flats are completed.  But reason i would give are, how ever care is taken, there will be so many things which will be missed.  Once you step in, you will really get to know what they are, say, for example, nails for hanging watches or mirror in bath room or hanger in the bed room which you feel might be required or calling bell now functioning or no power supply to geyser unit etc.  Since the carpenter or electrician is around, you can get the things done easily.  This saves you lot of money and you don't need to even spend time in finding them.

Address proof is necessary for every one to open a bank account, to take SIM card and for many other purposes. We see many people facing difficulties because of lack of proper address proof. For these people, Indian Postal Department is issuing address proofs. Keeping in view the difficulty of the people who get frequent transfers or who shift their house frequently, Andhra Pradesh State Postal Department is approving these address proofs.

This system has proved to be a successful one in Tamil Nadu and now officials are trying to implement in Andhra Pradesh.

Smart cards which will be valid for one year and the total cost for getting this ID card is Rs.250/ (Rs.10 for application and Rs.240/- processing fee).

Related application can be availed at all the post offices of the state and the applicant needs to submit his/her full details along with a photo. After verifying all the details of the applicant, these cards are issued within fifteen days.

Postal Identity Card is issued under clause 63 of the Post Office Guide - Part I for the benefit of tourists, traveling representatives of firms and other members of the public who experience difficulty in establishing their identity in connection with postal transactions, e.g., receipt of registered and insured articles and payment of money orders in the post town through which they pass. These cards will be obtainable at any head post office by literate persons whose identity is well established in the locality in which they reside or who can be vouched for by substantial permanent residents known to the postmaster.

The card will contain a full description of its holder, his signature and photograph and will be current for a period of three years from the date of issue. After the expiry of the period of validity of the card, a fresh card will have to be applied for.

The use of these cards is entirely optional. Holders will ordinarily receive delivery of postal articles and payment of money orders on their presentation but in cases of doubt it will be open to postmasters to make such further enquiry as they may consider necessary to establish the identity of the applicants with the holders of the cards and to demand additional corroborative evidence of such identity.

In the event of the loss of a card, a duplicate will be issued to the holder on the conditions laid down in sub-clause (2) above besides paying the prescribed fee and on his giving a written declaration absolving the department from all responsibility in the event of the misuse of the original.

Change in humanity??

Long long ago, when I was in school, Rs.5 was my pocket money per month.
I was very cautious about my money and spent it very purposefully.  My purchases included chocolates, ice creams, eraser (rubber), bubble gums, pea-nuts, lolly-pops, peechu-mithai etc.


One fine day, on my way back to home with Rs.1 still left for the month, i thought i will have an ice-cream.
So steered myself towards the ice-cream vendor.  I took my favourite mango flavour for 25 paisa and was smacking and was having fun for each bite.  I finished the ice-cream and then started back towards my home.


Just then, i saw a old couple sitting besides the road begging for money.  I stood near them and thought i should help them with some money.  Immediately, the little financier in me popped up and began calculating  the no.of days left Vs  money unexpended.  After a moment, he presented me the statistics which detailed the no.of ice-creams, chocolates, bubble gums i will have to miss.


After looking the stats, the little-kind boy in me almost disappeared and i continued going back to home.
When i was straightly opposite to them while walking, i turned my head and looked at them for one last time.
The wan look on their face instantly melted my heart.  Thus began the battle; between the kind-hearted and the financier.  After a lot of struggle, the settlement was done for 50ps.  The kind-hearted happily presented them the money and carried on with utmost satisfaction.

If i bring the percentage factor 50ps of Rs.5 is 10%.  So, i have donated 10% of my monthly pocket money.

Having tasted happiness, joy and satisfaction in helping, i always continued it.  I did this in my 12th, in my graduation whenever i could, but never less than 10% of my monthly pin-money.  I was as well dreaming of starting a school for the homeless orphan children.

This is all which has happened.

You cant even imagine how fast you grow and how quick you turn old.  I am no exception.
Things moved with rapid pace and i got busy with my job over week days and with friends/relatives over the week ends...  spl mention abt my girl friends and parties whose list kept on growing along with my pay....
I was deriving the uttermost fun in every penny i spent for boozing, smoking, movies, shopping, pubs, bike, mobiles, car... what not everything...


Naturally, this life-style has ricked of-course my fiscal status, which in turn lead me to debts.  To be out of this state, i had to opt for a personal loan though quite high on interest.
Having learnt a great lesson, i was damn busy saving money and counted each penny i spent from now on.
Huh...!! After about a year of stern savings, i got rid of all my outstanding liabilities.  This was possible only coz of very a disciplined life-style.
My immediate step was to purchase a house/flat.  And another 2 years of wielded life i became a proud owner of a flat.
Now, today i am left with only house and car loan and remaining amount i pay for my insurance, ulips and a part saving for my future.

Now my friends, colleagues, relatives call me as 'well settled' and a happy man...
THUS I AM A HAPPY HAPPY MAN.....

But what happened to the dream of starting a school for the homeless orphan children??
Why did i give up contributing to to the needy?
am i really happy?  am i genuinely satisfied?  Am i still deriving the joy of life?
where is the benignity?  why did it disappear? where has it gone?
Why did i blank out the happiness, joy and satisfaction?
why is this change in ME?

Am i falling in love with this city...???

umm... where do i start from..??
what do i write... ?? donno. But as i keep writing, i suspect it's all abt the comparison.. yeah.. comparison of all the cities i have been to and i have lived in ... i may not agree with me... umm.. not disagreeing too....
now if you ask me the reason for liking this city, there isn't anything straight....
as you read on.. you shd be able to find the answer.....

  •  i dont have to stride to get a bus
  • i dont need to spend too much on my traveling coz it takes only 30 mins to reach a distance which can be reached in 30 mins...
  • i dont need to go to only few places always to freak out..
  • i enjoy reaching home under moon light listening to my fav songs with out any fear of mugging
  • i dont have to fear of dogs to walk in early hours
  • i no more have night mares abt traffic jams..
  • i dont have to pay 1 1/2 or 2 1/2 times the basic fare for auto charges...
  • i dont have to travel on the congested roads built for 'X' lacs of people and occupied by '20X' of people...
  • i get an opportunity to sit the banks of ocean which solaces me.... loosens ...gives immense pleasure and happiness...
  • i am not afraid of a city/local bus hitting from hind end while i ride my bike..
  • i no more see rulers blaming the migrants for overcrowding of the streets and roads....
  • i dont need to move with people who always feel it isn't their place though staying for years..
  • i dont need to worry about paying an year advance to rent a house....
  • i am no more staying hours at the traffic signals...
  • i sincerely appreciate the bus conductor who promptly returns my money even if it is 50ps....
  • i am not frightened to sit with my girl friend in a park on V-day...
  • i hardly see any movements for separatism disrupting the life....
  • i do not remember an incident of communal roits....
  • i dont see women sandwiched in the city buses....
  • i am taking the pleasure of most friendly people..
  • i am not liking to leave this city.... i am not liking to dislodge... i am not willing to .... i am not willing to....
Why is it..why is it.......and why is it??

Passive smoking risks

Clock ticked 3.45 and it was tea time and i started with my tea-mates prashant and dheeraj. I have my tender coconut-water first, followed by their tea and next prashant's cigar. This is our daily routine which started couple of months back here in chennai. Though i advise on food habits, i haven't really done any investigation or research on passive smoking. The reason could be me being an active smoker until 2005. Thus being a frnd of cigar for abt 8 yrs, did not really know the troubles of a passive smoker... But as days went by, i started feeling the pain of passive smoking which i thought shd be explained to prashant and of course to the blog world. Thus began my search for passive smoking.... below articulated are few of my findings...

What is Passive Smoking?
Passive smoking is the inhalation of smoke, called involuntary or secondhand smoke (SHS) or environmental tobacco smoke (ETS), from tobacco products used by others. It is either from 'side-stream' smoke from the burning tip of the cigarette or from the 'main-stream' smoke exhaled by the smoker. The combination of main-stream and side-stream smoke makes up environmental tobacco smoke (ETS).
Toxins in Cigarette Smoke Tobacco smoke contains over 4000 chemicals in the form of particles and gases. The particulate phase includes - tar (composed of many chemicals) nicotine benzene and benzo(a)pyrene. The gas phase includes - carbon monoxide ammonia dimethylnitrosamine formaldehyde hydrogen cyanide and acrolein.

Health implications/impacts
The health risks of passive smoking have been substantially underestimated. There are numerous detrimental health effects of passive smoking. Many of the risks are similar to those associated with actually smoking a cigarette, pipe or cigar.

* Some of the immediate effects include eye irritation, head ache, cough, sore throat, dizziness and nausea.

* Adults with asthma can experience a significant decline in lung function, while new cases of asthma may be induced in children.

* In the long term, passive smokers have a 25% increased risk of heart disease and lung cancer.

* Exposure to secondhand smoke irritates the airways and has immediate harmful effects on a person's heart. It damages blood vessels, interferes with circulation and increases the risk of blood clots. It may increase the risk of heart disease by an estimated 25 to 30 percent. Continual exposure to ETS has been shown to nearly double the chance of heart attack.
* Passive smoking has been linked to the narrowing of the carotid arteries, which carry blood to the brain.

* Exposure to secondhand smoke hastens hardening of the arteries, a condition known as arthrosclerosis.

* Second hand smoke has been known to cause higher rates of lower respiratory infections, including bronchitis and pneumonia. Passive smoking also contributes to an increased amount of upper respiratory irritation and infections.

* Passive smoking is accountable for an increased number of ear infections. Studies have shown that there is a significant difference in the occurrences of ear infections between the children of smoking and non smoking parents.

* Not only can passive smoking harm foetus but it can also reduce the chances of getting pregnant in the first place. Female fertility can suffer because of passive smoking, making it harder to conceive a child.

* Women whose partners smoke have a higher risk of the baby not growing well in the womb. An infant who was exposed to secondhand smoke as a developing fetus may be at increased risk of sudden infant death syndrome (SIDS).


What is SIDS?
Sudden infant death syndrome (SIDS) or crib death is a syndrome marked by the sudden death of an infant that is unexpected by history and remains unexplained after a thorough forensic autopsy and a detailed death scene investigation. Post-birth exposure to secondhand smoke from the mother, father or others in the household also increases the risk of SIDS.


What can we do?
* Make your home and car smoke-free. Don't allow smoking in your home or vehicle. If family members or guests want to smoke, ask them to step outside.

* Ask people not to smoke around you and your children.
* Make sure that your children's day care centre or school is smoke-free.
* Choose restaurants and other businesses that are smoke-free.
* Teaching children to stay away from smoke.
* Avoiding second hand smoke exposure especially if you or your children have respiratory conditions, if you have a heart disease and/or are pregnant.

* If your spouse or partner smokes, have him or her refrain from smoking indoors. Encourage your partner to quit smoking.

* When you absolutely must share a room with people who are smoking, sit as far away from them as possible and avoid sitting in the direction of drifting smoke.
* Instructing individuals not to smoke at work places and public places

* Creating awareness among the people particularly youth about the hazards of smoking.

Chicken Biryani on 15th Jan, 2010

I know you shd be surprised to see this 'New Post' after reading the post ' how to slim down' in which i detailed what not to eat... :)
To re-iterate, i haven't said to give up anything you like for a life time. I asked you to make it for lunch instead for dinner and on the same day, replace the dinner with fruits... well well well , i know what is goin on in your mind... am i here to know Chicken Biryani recipe or to once again take a lecture on health.. don worry. this is the last line. Lets jump to the next line with our fav topic...

How to cook Chicken Biryani (henceforth will address it as CB) in India.

{in US we have the gas ovens to prepare it which makes the life very easy unlike in India}

Ingredients:
chicken
basmati rice
turmeric
chicken biryani masala
ginger garlic pasate
red chilli powder
salt
curd
bay leaves
cardamom
cinnamom
cloves
saffron color
mint leaves
green chillies
onion
Step one: Marinade the chicken.
Clean the medium sized chicken and leg pieces with turmeric neatly.
Now, mix the chicken with ginger-garlic paste (50gms per 1kg chicken).
Next, add chicken masala or garam masala, 2tbl spns of red chilli powder, 1 tbl spn of salt and furter mix it.
Once the ingredients are mixed well, now add 6-8 table spoons of thick curd mix it nicely.
Leave this for abt an hour.

Step two: Wash the basmati rice of required quantity ( i cooked abt 500gms/2 big cups).
Put the bowl on stove and add water to it. (measurements are like for one cup of rice pour 1.5 cups water. Since i used 2 cups, i poured 3 cups of water).
Once the water gets heated, add 1 tbl spoon of oil, few bay leaves (biryani aakulu), cloves (lavanga), cardamom(yalakulu), cinnamon(dalchina chekka) and boil them in the water for a minute or two.
Then add the washed rice to the heated water. (note down a point that, after washing the rice, it shd not be soaked in water. If you do so, the rice in biryani becomes very soft and individual rice grains stick to each other.)
Do not close the lid of the bowl and keep stirring it for every 5 mins.
When the water gets evaporated, stop the flame and drain the rice.
Step Three: Grind few green chillies and few mint leaves together and keep the paste ready for next step.
Step Four: Taken a fry pan and pour 1 tbl spn of oil.
Once the oil is heated, add onions and fry them until they turn to golden color.
Now add the green chilli+mint paste to the onions. After few minutes, add the marinaded chicken and keep frying the chicken. Now add biryani masala and pour water to to make a fluid type gravy. Keep cooking until chicken is 75% cooked.
Now, stop the flame and take a big bowl and add 1 tbl spoon of ghee to it and put on the flame in sim(low) mode.
Put alternative layers of chicken and cooked basmati .
Add saffron color (biryani rangu) , curd per each layer.
Let this bowl be on stove for abt 20 mins.
Now, carefully serve the CB without tearing the pieces...

P.S. I usually do not go by measurements. First timers, it is ok, go ahead and try it. You will learn the quantities with experience...
